Girlings Retirement Options launches its New Year sale on 4 January offering a 10% reduction off the usual rents on selected properties throughout the UK, all available on life long (assured) tenancies.
Tenants will benefit from these reduced rent levels throughout the whole of the tenancy - for life if they choose to stay that long.
Gillian Girling, Girlings founder, comments: “We do urge people to contact us quickly if they are interested as the offer is limited to 175 properties.”
The properties are designed for older people looking for permanent long term homes to rent. Unlike most other private landlords, Girlings Retirement Options offers lifelong (assured) tenancies on the majority of properties which mean tenants can stay in their rented property for as long as they like, provided they meet the terms of their tenancy agreement. Girlings rents are reviewed annually in line with RPI and capped at 6%.
Other features which enable tenants to carefully control their budget include:
- Lower fuel bills from a smaller, better insulated, more energy efficient property
- No unexpected maintenance bills: buildings maintenance, gardening, guttering, external window cleaning, lifts, building insurance and service charge all included in the rent
- Help provided for residents in accessing benefits such as Warm Front and energy conservation measures
A rising number of Britons over 55 are seeing the advantage of renting in retirement as many older downsizers still have substantial equity to release. Some rent out their larger home, happy to have somewhere smaller to live but keep the capital in bricks and mortar, while others see selling as a way of helping the next generation and easing the burden of inheritance tax.
The company's CEO, Peter Girling, said: “Renting is such a simple solution for the retired. It helps to avoid the burden of home ownership, releases capital from their existing properties, and it can also assist with inheritance tax planning. Importantly, a lifelong tenancy eliminates many of the stressors associated with renting - particularly during the precious years of retirement.”
