Buying in Spain – an independent, professional service… at no cost to you
29/07/2007
The sun, sea, scenery and lower cost of living continue to make Spain the number one destination of choice for Britons buying property abroad – either as retirement or second homes.
But as anyone who has attempted the process will tell you, trying to find a property in another country can be difficult, time consuming and expensive.
Your Home Overseas is an independent “No-Cost Property Service”, based in Spain but owned by British couple Gwyn and Gill Davies (pictured above) who promise to find you the perfect property - and save you money in the process.
They take your specification, then draw up a short list of properties for you to consider. You receive the best selection of properties without having to choose an agent and hope for the best. The service is designed to save you time – and money.
“We don't sell apartments, villas, land or any form of property, and you won’t find any pictures of any property for sale on our website,” says Gwyn.
“We have built up relationships with the best agents selling property on the Costa Blanca, which enables us to offer the largest choices of properties available. This way we not only guarantee quality of purchase, but we can also negotiate on your behalf and achieve substantial saving in purchasing costs.
“The service we provide is the most comprehensive on the Costa Blanca and we cover most areas south of Alicante down to the region of Murcia in the Costa Calida.”
As well as identifying a short list, Gwyn and Gill will also help you make the next vital step – deciding which of them will suit your needs. “When you are ready we can arrange an itinerary for you to view the properties in Spain, and will tailor the visit according to your individual requirements and personal circumstances.
“We take you to see the properties, help you evaluate what you see, and help you judge its suitability in relation to important factors such as shops, transport, hospitals and the local support and social structure in place for people moving to a new country.
“Once you have decided on a property, (it might not be on the first trip) we will submit an offer on your behalf and negotiate the best price. At no time will we apply any pressure on you to make a decision. In fact if we feel that there is something we are not comfortable with about one of the properties, we will tell you.”
Spanish property law can be complicated and it is advisable to have good legal support. If you do not already have legal advice in place, you will be introduced to an independent English speaking lawyer who will handle all documentation and enquiries to local government departments and services.
The company’s “after sales service” extends to assist you in getting your new home ready to live in or rent out, advise you of local services such as supermarkets, restaurants, leisure facilities and local doctors and dentists.
There is no such thing in life as a free lunch – so why is the Your Home Overseas service free? In fact the company charges the estate agent 50% of their commission.
“We negotiate our fees directly with the estate agents as well as beating them down to a realistic price,” says Gwyn. “We genuinely take an interest in your search for property in Spain and will be with you and guide you through every step of the way.”
